FEE’S:

GENERAL CHARGE FOR MANAGEMENT IS 12% OF THE RENTAL VALUE PER CALENDER MONTH, PLUS VAT AT THE PREVAILING RATE.

The management charge will be reduced if you recommend a friend who has a property to let, or have more than one property with Manns and Manns. We would be more than pleased to discuss the management of your property (s), in more detail at the time of our visit. THE SET UP FEE FOR FULL MANAGEMENT IS £300.00 PLUS VAT AT THE PREVAILING RATE. This fee is payable for your initial advertising, general viewing services, general administration, inventory, deposit registration, updating utility companies with meter readings and deposit registration. All other services stated above are covered by our monthly maintenance charge.

All Manns and Manns fees and charges from other contractors that are agreed will be deducted from the first months rent. Should the charges and fees be in excess of the first months rent, you may be asked for an initial payment to make up any difference. If the property is not let, none of the Manns and Manns fees will be chargeable to the client (s) until the property is let.

CHARGEABLE SERVICES IN ADDITION TO OUR FEES:

  • 12 Months Rent Recovery via our chosen referencing company. Please ask for details.
  • Gas safe certificate £49.00 ( Please note we will not allow any tenant to move in without this)
  • Electrical test (£150.00 plus VAT at the prevailing rate)
  • EPC ( Energy performance certificate, please note this must be in place before you can we can advertise your property for let) £49.00 ( Inc VAT)
  • Cleaning – Quotation will be done by way of visiting the property, as this depends on the existing cleanliness and is chargeable to the number of bedrooms.
  • Gardening – Quotation will be done by way of visiting the property.
  • Appliance test – This is normally charged per item with a call out charge. Items and location would need to be given for a quotation.
  • Handling of Insurance Claims. 12% of Claim Value plus VAT at the prevailing rate.
  • Professional Inventory: Standard 1 Bedroom House: £50.00, Standard 2 Bedroom House, £65.00 , Standard 3 Bedroom House £80.00, Standard 4 Bedroom House £90.00, Standard 5 bedroom House £110.00. There is an additional £5.00 charge per room if there is more than two reception rooms in the property. Please also note that garages and outbuildings are also charged at £5.00 extra per garage/outbuilding.

(2) TENANT FIND ONLY SERVICE

  • Tenancy Agreement prepared for landlord (s) which are supplied from our legal stationers
  • Advertising on all major web portals, which include Righmove, Zoopla, Prime Location and Manns and Manns.
  • Tenants are fully referenced with a professional referencing company ( Tenants are charged for this).
  • Accompanied viewings
  • Colour brochures with write up
  • Window display in our beautiful Victorian offices located in Lowford Village
  • Financial statement
  • Preparing all deposit forms/documents with the tenants in readiness for registration with the Deposit Protection Service. Or, with the landlords chosen deposit insurance scheme.
  • Arranging of moving dates
  • Arranging Inventory and Gas Certificate
  • COST: FEE’S ARE EQUAL TO HALF A MONTHS RENT PLUS VAT, UNLESS THE VALUE OF PROPERTY IS BELOW £1,000 PCM THE MINIMUM FEE IS £500.00 PLUS VAT AT THE PREVAILING RATE. THIS FEE IS ONLY PAYABLE WHEN YOUR PROPERTY IS LET. OTHERWISE NO LET, NO FEE!
